Intangible Amenities

There are amenities and then there are the by-products of the amenities of all these planned communities. What I mean by that is the friendships and relationships we build by choosing to participate in the community activities. When we were living in Stoneybrook, we met so many people by simply hanging out at the pool. There were also concerts in the park and food trucks – but we met so many people from our neck of the woods and also from everywhere around the US and Canada.

Some of the other activities at Stoneybrook are:
Open Tennis 3x a week at 9 AM M/W/F
Open Night Tennis 2x a week at 6 PM T/Th
Open Pickleball 2x a week at 9 AM – T/Th
Open Hockey T/Th nights at 6 PM

On top of that, there are so many other activities that are planned for the residents. Concerts, Poker, Bridge, and a slew of other pop-up days.Ā  Stoneybrook is a great place to live for all ages.

Stoneybrook is Still A Great Deal in Venice

If you’re looking at all the subdivisions in Venice – all the HOA’s – Stoneybrook is still the best deal in Venice. From the amenities to the low fees, Stoneybrook is the best buy you’re going to get in Venice. Grand Palm, Sarasota National, The Villages, Gran Paradiso are wonderful communities but they are definitely more costly both in home prices and in HOA fees.

Tis’ The Season

Anyone that has lived here in the Venice area knows that Christmas is different here. First thing any new Floridian will notice is that people are putting up their lights in shorts – we can hardly imagine that if you’re coming from the North. I mean, I miss winter activities sometimes, but I also enjoy the abundance of sunny days, 75 degree weather and not shoveling snow.

Real Estate never stops in Florida – I guess it never stops anywhere but my agent friends up north would agree that the market slows down considerably from Nov-Feb. It’s still smoking-hot here – Venice homes are selling very quickly and rentals are very hard to come by. Stoneybrook Venice Recent Sales

There are no signs of slowing this real estate market in Venice, Florida. Stoneybrook listings are still selling over list prices and they sell very quickly. If you are looking to move into Stoneybrook, you’re going to have to act quickly on any new listing. Prices are still going up in Stoneybrook, Venice. Three recently sold listings all went for over-list price and I’m sure had multiple offers. Up till 2020, Stoneybrook was almost-certainly the most affordable planned community in Venice – Their HOA fees were about $100 a month and they have a lot of planned activities and events for the homeowners there.

Like most REALTORSĀ®, it’s difficult to speculate when the market might “cool” down because these home prices are not going down anytime soon, which makes it even more imperative that you have a great agent working on your behalf.
